Why Won’t My Home Sell in Jacksonville? [3 CRITICAL REASONS]

There are really only three reasons why your house won’t sell. The first reason is price. The second reason is marketing. And the third reason is the condition of the property. So let’s dive into price.

If you have your home listed on the market, it’s been up there for a while, and you’re not really getting any inquiries on it, that’s a good indication that your home is priced too high. Buyers have more information than ever about price. They can look on Zillow, they can see all the past sales in your neighborhood. They can see the other listings right next to yours. So if your price is too high, you’re very unlikely to get any inquiries on your property. And the ones that do, you may realize they’ll come and they either won’t put an offer in, or they’ll give you an offer that’s far below your asking price.

So if you’ve had your home on the market for 30 days, you’ve only had a handful of inquiries and none of your offers are even close to your asking price, it may be time to consider lowering your price a little bit.

The second reason that your home may not sell is the marketing. If you’re listing your home on the market with a realtor, or if you’re listing yourself by owner, it’s important that it be on all the sites where people look for homes, which is mainly Zillow and Redfin.

Now, the other important part about being on these sites is that you need to have professional photos. Put yourself in the buyer’s shoes. Go on Zillow and take a look through some listings. If you see a property with a dark cell phone photo, or a well lit professional photo, are you more likely to click and inquire on the property that has the cell phone photo or the property that looks beautifully done, it’s staged for the photos, and you can really get a sense of the house by seeing the professionally taken photos?

So it’s really important whether you’re listing with an agent or whether you’re selling by owner to take professional photos. You can usually find a photographer for about $200 or $300 who will do this for you. And it really pays off in the end. Investing that few hundred dollars can lead to selling your home for even five, 10 or $20,000 more than you would if you didn’t have a professional photographer.

The third reason why a house won’t sell is the condition of the property. Most buyers who are looking on the market are really looking for something move-in-ready. But it’s not just that when I say condition. The other thing that you have to do is make sure you’re properly preparing for every single showing.

When I was a real estate agent, I would walk into some properties and it seemed like the owners didn’t even bother to clean up before we would show the property. And I would see immediately the look on the buyer’s face that they would lose interest in the property because they can’t imagine themself there, and the place feels dirty.

So make sure you clean up before you do any showings, and also make sure you clean up the outside of the house. The outside of the house and your landscaping is the first impression when a buyer drives up. And if that doesn’t look good, they’re already going to be in a negative frame of mind when they walk into the property.

Sometimes there are things that you may need to make larger repairs on, and listing properties that need larger repairs on the market can be hard to sell.
