Why Sell Your House To An Investor in Jacksonville?

Why Sell Your House To An Investor in Jacksonville?
Mike:
Should you sell your house to an investor? It really depends on your situation. My name is Mike and we buy houses in Jacksonville, Florida. And today, I’m going to share with you some of the reasons that you may want to consider selling your house to an investor instead of selling it the traditional way on the market.

The first reason that people sell their home to an investor is that they don’t want to deal with repairs. Often when you list your home on the market, most buyers are going to want you to make some repairs before closing. If you sell it to an investor, we don’t care if you make any repairs before closing. In fact, we’ll make all those repairs after closing, so that you don’t have to worry about them.

The second reason that people sell to an investor instead of listing their home on the market is that they need to close quickly. If you’re listing your home on the market, most of the buyers who are coming are going to need financing. So that’s a minimum of 30 days for them to get approved for the loan. Oftentimes, a lot longer than that. On top of that, most buyers on the market are going to put contingencies in the contract. So if they’re not able to get financing for any reason, then you have to start again from the beginning and find a new buyer. Oftentimes, it can take two or three contracts to get a buyer who’s actually going to close. This is fine if you have plenty of time. But if you need to sell your home quickly, in 30 days or less, or even in 45 days or less, an investor may be a good option for you. Since we’re cash buyers, we don’t rely on bank financing and we can usually close in as little as 14 days.

The third reason you may want to sell to an investor is that you don’t want to deal with the headaches of showings. Having to clean up, having people constantly coming and going to your house can be annoying for some people. And if you don’t want to deal with that, an investor can make you an all cash offer with just quickly looking at your home one time. Often, we make a lot of our offers virtually. So we don’t even need to see your home to get you an initial offer.

The fourth reason that you may want to sell to an investor is that you inherited a property that you don’t want to deal with. Oftentimes, people will call us saying they’ve inherited a property and they don’t want to deal with cleaning it out. They may live out of state, or they would just prefer not to deal with [inaudible 00:02:12] that hassle. So what we tell them is that they can come and take whatever they need from the property, and we’ll take care of cleaning out the rest.

Another reason you may sell your house to an investor is that you don’t want to pay any realtor fees or commissions, and you don’t want to pay any closing costs. As investors, we don’t involve realtors when buying your house, so you don’t have to worry about those fees. And we’ll cover the closing costs, so you don’t have to worry about those either.

The final reason that you may want to sell to an investor is that you have a problem tenant, and you’re just tired of being a landlord. We can buy houses that have problem tenants in place. And we’ll take care of the eviction after we purchase the house from you, so you’ll never have to deal with that problem tenant again.

Selling your house to an investor isn’t for everyone. But if you have any questions about what it would look like to sell your house to an investor in Jacksonville, Florida, who is local to the area, give us a call anytime.
