Let’s talk about price. Buyers today have more information than ever before. They’re looking on Zillow. They’re on Redfin. They’re on all these other websites that give them ideas of what a property should be worth. They’re able to look at what your neighbor’s home sold for and what similar homes sold for in your neighborhood. So if your price is too high, you may notice that you’re not getting any action on your listing. And what that means is that you’re not even getting any showings. If no one is even inquiring or your realtor is telling you that you’re not getting any inquiries at all, it means that you’ve probably priced your home too high.

And that’s probably why you can’t sell your house. Now, the other symptom of pricing your home too high that you may notice is you may get showings because you have beautiful photos and people want to take a look. But then they get there and you either get no offers or you get offers that are significantly less than you’re asking. So keep an eye out for these two things if you’re trying to sell your home, and you may realize that you have to adjust your price a little bit.

The second reason you may have trouble selling your home is the condition of the property. Buyers are really looking for something these days that is move-in ready. They don’t really want to handle a renovation or do landscaping when they move in. So the first area I tell people they need to look at if they can’t sell their home is they need to look at the outside. If the outside has no curb appeal, maybe the lawn needs some landscaping, the outside needs some painting, or you can just tell there are issues for the home by looking at the outside, buyers are already biased before they even walk into the home.

So the first thing I would do is clean up the landscaping outside and invest a little money into making the outside looking better. You may realize this will get you the result that you want. But if it doesn’t, you should go and take a look at the inside of the home. How outdated is your kitchen? Are your bathrooms outdated? Are you keeping the house clean when people are coming to see it?

I used to see that all the time when I was a real estate agent. That I would go to show a home and the home that I was showing, they wouldn’t bother cleaning up before the buyer came and the buyer walked in and immediately had a negative reaction because there was food out or something like that. So it may not be that you have to make repairs. It may just be that you had to invest a little more time into cleaning and preparing for every showing that comes. And this is something that you can talk with your realtor about, and they can give you some tips on how you can set up your home in the perfect way so that buyers walk in, and see something that they like.

Now, there are some things that are bigger investments there. And depending on the market that you’re in, it may be worth it to make these investments. If you could invest $15,000 in upgrading your kitchen, but it would get you a $25,000 higher sales price, that may be worth it, although you do have to deal with the headache of dealing with construction and waiting a few months more to sell your home.

The third reason your home may not be selling is marketing. Go on Zillow, go on Redfin and look at your listing and see if you would inquire if you were a buyer. The main thing here is that your realtor needs to be using professional photos. Photos taken with your phone really just don’t cut it these days. You’re competing against other people in the market who have invested in taking professional photos of their listings and showing them in the best light. Because if you have bad photos, you won’t even get the initial inquiry that could lead to a showing of a buyer who would buy your home.

So if you can’t sell your house, put yourself in the buyer’s shoes and take a look at your listing online and think to yourself, “Would I inquire in this listing?” And if you see that the photos are bad, that’s really a discussion that you need to have with your real estate agent. Professional photos are super important to selling any property.
